The Technology Behind the House
Integrated digital model
Hout Bay House is designed and engineered using a single, federated Building Information Model (BIM). This digital model coordinates architecture, structure, mechanical systems and construction detailing in one environment, eliminating conflicts and ensuring that every component is resolved before construction begins.
Engineered timber structure
The building is constructed entirely from engineered mass timber, using CLT (Cross-Laminated Timber) and glulam as the primary structural system. These elements form both the load-bearing framework and the architectural expression of the house, allowing structure, space and performance to be designed as one.
Direct-to-fabrication workflow
All structural timber components are manufactured directly from the coordinated BIM model using CNC-controlled fabrication. Panels are precision-cut in a factory environment, labelled and prepared for installation, ensuring dimensional accuracy, material efficiency and full traceability from digital design to physical construction.
Controlled assembly logic
Because the structure is prefabricated and dry-assembled, on-site construction is fast, clean and highly controlled. Pre-engineered components fit together with defined tolerances, reducing on-site variability, limiting earthworks, and minimising disruption to the natural landscape.
Verified performance outcomes
Thermal performance, airtightness and indoor comfort are embedded within the building envelope itself. Stratified wall and roof assemblies, high-performance glazing, ventilated façades and controlled junctions work together to create a stable indoor environment with low energy demand and long-term durability.
